Landlords and/or Letting Agent’s responsibilities regarding gas safety checks.
Landlords and/or their letting agents have duties under the Gas Safety (Installation and Use) Regulations 1998 to arrange for a maintenance Gas Safe Registered engineer to check all pipe-work, appliances and flues, in all propeties they own or manage. Furthermore, they have to arrange for a gas safety check every 12 months and must also have to keep a record of the safety check for 2 years (a copy of which is issued to all existing and new tenants).
Gas Safety Inspection Checks
One of our Gas Safe Registered engineers will carry out the following:
Check full system (including appliance) for gas tightness
Check standing and working pressures
Check burner pressures/gas rates against manufacturer’s data plates
Check for satisfactory provision of all necessary ventilation
Test flue-flows to ensure removal of products of combustion
Check satisfactory operation of all flame failure devices
Check for physical stability, presence and effectiveness of stability brackets
Investigate any evidence of unsafe operation and report it appropriately
